During this time, buyers see your home as “Just Listed” and fresh to the market. Proper pricing and marketing works as a solid unit when selling your home.  As a listing agent, I help you to prepare your home for sale. As a marketing agent, my job is to expose your home to homebuyers and generate interest, showings, and offers.

First, I will explain the home selling process so you know and understand exactly what the I will do to generate interested buyers in efforts to sell your home as quickly as possible. 

During this first Listing Appointment, I will provide you with a detail market analysis. The goal of the market analysis is to show you how much homes like yours are selling for in the current market. In a buyer’s market, homes stay longer time on-the-market and more seller concessions. In a  seller’s market a house will probably get multiple offers in less time. No matter what the current market conditions are, I will provide you my professional opinion with a price range flexibility as to what a ready, willing, and able buyer will likely offer for your home. 

Second, we will examine your home together through the eyes of a home buyer and discuss on how to Stage your home to sell it faster and for more money. Together, we will walk through each room of your home and if necessary, I will give you a checklist of things to do to make it more appealing  to all types of buyers. 

Third and Finally, together, we will examine your home with three views as Buyer’s agent, Home Buyers and Appraiser. 

First to Buyer’s Agents who are knowledgeable about current market conditions and will only show the best homes to their potential home buyers as they only represent the best interest of their buyers. 

Second to Buyers who are using the online sources to educate themselves about the current market and using real estate buyer’s agent to represent them. 

Third to appraisers, who play big role in the whole transaction by providing the real value of your home to the buyer’s lender and only take properties that have recently SOLD into consideration when giving their opinion of value? 

After reviewing the market analysis, selecting a price within the recommended range, then I will be ready to apply my high impact marketing strategies to sell your house faster and for more money.
